May 2025 - Professional Training & Accreditation


In May 2025, Liam enrolled onto an intensive four-day property deal sourcing programme under the mentorship of Samuel Leeds. Between the 6th and 9th of May, he completed the Freedom Formula Intensive, Deal Finding Extravaganza, and Deal Selling Masterclass, achieving CPD accreditation upon completion.


This training provided structured education in:


  • Identifying below-market value property opportunities
     
  • Rapid deal analysis and financial appraisal
     
  • Conducting thorough due diligence
     
  • Understanding sourcing compliance and legal obligations
     
  • Structuring and packaging deals responsibly
     
  • Communicating effectively with estate agents
     
  • Booking viewings, negotiating offers, and handling objections
     
  • Building and qualifying an investor network
     
  • Pre-closing and closing deals professionally
     

The focus was not just on finding property, but on building a compliant, investor-ready sourcing business grounded in systems, discipline, and transparency.

This period marked the formal foundation of Violet Property Investors Ltd.

February 2026 - Active Investor Network Development


On 25th February 2026, Liam began the live market engagement phase of the business by attending property auctions in Milton Keynes.


Arriving two hours before auction commencement to familiarise himself with the venue and begin early networking, and remaining up to two hours after completion to maximise relationship-building opportunities, this marked the transition from preparation to active investor acquisition.


From this point forward, the strategy includes attending two property auctions per month (alternating between Milton Keynes, London, and Coventry) to:


  • Build a qualified investor list
     
  • Establish rapport and long-term relationships
     
  • Vet and onboard serious investors
     
  • Understand active buyer demand in real time
     

This phase focuses on structured network growth and consistent engagement.

August 2026 - Structured Deal Sourcing & Ongoing Revenue Generation


From August 2026 onwards, the focus shifts toward consistent deal sourcing, packaging, and sales to the growing investor network.

This includes:


  • Continuous property analysis
     
  • Negotiation with agents and vendors
     
  • Packaging compliant deal documents
     
  • Presenting opportunities to pre-qualified investors
     
  • Managing transaction flow from introduction to completion
     

The objective during this phase is to build consistent deal flow and revenue, targeting a steady and sustainable sales cadence while maintaining high due diligence standards.


Investor onboarding and relationship management continue alongside sourcing activity, ensuring both supply (deals) and demand (investors) scale in alignment.

January 2027 - Controlled Expansion & Portfolio Acquisition


From January 2027, the business enters a controlled scaling phase.


This includes:


  • Hiring an initial team of deal sourcers to expand acquisition capacity
     
  • Strengthening investor onboarding systems
     
  • Enhancing compliance and operational infrastructure
     

In parallel, the business aims to begin acquiring its own investment properties, focusing primarily on:


  • BRR (Buy, Refurbish, Refinance, Rent) projects
     
  • Serviced accommodation
     
  • Emergency accommodation strategies
     

This marks the transition from pure deal sourcing to blended sourcing and portfolio ownership.
